AC tune-up and maintenance in Miami-Dade

A Miami system runs three thousand hours a year in salt air and humidity. The ones that reach fifteen years are the ones that got cleaned; the ones that die at nine are usually the ones that never did. Maintenance here is less about tune-ups and more about keeping coils, drains, and airflow clear.

What a proper service visit includes

• Condenser coil rinsed or chemically cleaned; near the coast this is the difference between a coil that lasts and one that rots.
• Evaporator coil inspected and cleaned when needed; a dirty indoor coil is the usual reason a system freezes.
• Condensate drain flushed and treated, float switch tested. The most common Miami shutdown is a clogged drain.
• Refrigerant pressures and temperatures measured against the manufacturer's targets, not simply topped off.
• Capacitors, contactor, and wiring checked; a capacitor reading low in May will fail in August.
• Blower, filter, and airflow checked; static pressure measured when rooms are not cooling evenly.
• Thermostat calibration and, on heat pumps, the heating side tested.

How often

Twice a year is the norm here, spring before the heat and fall after the worst of it; once a year is the minimum for a system you want to keep. Filters more often than the box says: monthly in summer for standard filters. Many contractors offer a maintenance agreement with priority scheduling in peak season, which is worth asking about if you have been through an August without AC.

What maintenance will not fix

A system that is undersized, oversized, or attached to leaking ducts will run poorly no matter how clean it is. A good service visit ends with the contractor telling you that plainly, and pointing at the ductwork or the sizing rather than selling another cleaning.
